House Maintenance

  • Key holding. We'll make sure your key is in a safe deposit and it is available for tradesmen to use when required. This service is also available on its own if not required as a part of a package, see price list.
  • Integrity checks. After severe weather, additional integrity checks will be performed to see whether any damage has occurred to the property.
  • Repairs to the property:
    • Emergency. Repairs such as burst pipes, gas leak, etc will be attended to immediately.
    • Small.Up to a previously agreed amount. Done without previous notice to the owner.
    • Large.Only after getting permission from the owner.

Please note that any of the above repairs, will attract further costs (such as tradesmen fees and materials). These costs will be charged in addition to the normal contract fee.

Management of above repairs by SOLVE is included in the standard Home Maintenance fee (see price list for details)

Twice a month we will also:

  • Conduct visual checks. Visually check the property inside and out for any possible problems.
  • Check the inventory. We will do a check on all listed items.
  • Ventilate. Ventilate the property and check for humidity and/or damage.
  • Collect mail. We will collect mail for late collection by the owner or forward to a preferred address (cost of mailing extra).
  • Check utilities. Check cold & hot water supplies, electricity and gas (cost of the gas bottles extra).
  • Water the plants. Water indoor and outdoor plants within the main house.
  • Flush. Flush all toilets and sinks to prevent odours and calcuis deposits.
  • Check interior fittings. Test the function of all electrical appliances, sockets and lights. Also check curtains, blinds, shutters, windows and doors to ensure correct operation.
  • Report. Create an individual report of the property which can be sent by fax or e-mail. Any damage will be digitally photographed and sent with the report.
  • Pest control. Check the property for any evidence of pests or vermin.

We will contact the owner immediately upon discovery of any faults to prevent and minimise further damage and expense.
