house in the AlpujarrasWhen we relocated to the Alpujarras some years ago we experienced many of the difficulties that subsequently lead us to the conclusion that our move would have been much easier if we had benefited from the assistance of someone acting for us and not someone who, as soon as we had purchased the property, would abandon us to sort out the after sales issues ourselves.

 

Purchaser Centred Sales

For that reason one of the core services we offer is a property search facility. Similar to an estate agent in the sense that we assist people in purchasing properties but completely different in the sense that we only offer to represent the purchaser.

As a potential purchaser you may be unfamiliar with the area and also many aspects of the process involved in buying a property abroad can seem confusing. Often buyers feel estranged from a system that favours the vendor, meaning that the purchaser cannot always rely on the estate agent to represent his/her interests faithfully.

As estate agents in Spain are unregulated, this allows anyone to operate in that sector. Traditionally they have relied upon a buoyant property market where sales were guaranteed and their commissions with it. We believe that this will not necessarily continue in a uniform manner and the idea of a purchaser centred property service is an idea whose time has come.

To demonstrate that we are genuinely independent, we accept no fee from either estate agents or vendors. Our contract is with you alone. We feel that this enables us to focus exclusively on the purchaser's stated requirements. Therefore you can rest assured that our reports and information are honest and totally impartial. After all we have nothing to gain from selling a particular property apart from your satisfaction as our client.

 

Locally Based Information

Being locally based is important as well. For instance, the property that you are interested in may well look like your dream home on the pictures on a website but you might find out that when the estate agent took the photos he neglected to include the chicken factory which obscures the view of the mountains from your "dream home". This is precisely where having someone based locally, who is also working independently, can pay dividends.

Although when buying a property one normally takes certain precautions prior to parting with large sums of money, you can waste time and money on unnecessary trips to view properties which should otherwise be a pleasurable, rewarding and informative exercise. Having detailed knowledge in advance should prevent this exercise from becoming fruitless, costly and frustrating. This is precisely what our service is designed to achieve.

Our local connection is also invaluable in sourcing properties but unlike estate agents, we are free to deal with whomsoever we see fit in our search for the property that best suits your needs. Naturally we are in contact with local agents but we also scan the local press where property is often advertised privately. Additionally we are in contact with local sellers who often work from home, commonly known as "corredores" (literally translated as runners), these individuals often know about properties that are not for sale with estate agents. We are also able to send a mail out to certain areas if you want to confine your search to a particular area.

 

Sourcing Property

In order to start the process we send out a form to the client. The client would then fill this out to give us a detailed picture of the client's requirements including such things as: orientation of property, size, land composition, garden, mortgage status, views, town or country, access to amenities such as doctors, schools, shops, plus any additional specifications that the client states.

With this information we are able to commence our search and in the space of a month you should have received a number of properties, which we can arrange to send to you either by email or post.

At your leisure we then ask you to choose five preferred properties for us to conduct a detailed report on. We then visit each property to take further photos as instructed, check details such as the general condition of the décor, utilities function and connection, accessibility/rights of way, orientation, noise, proximity to amenities, verify the correctness of the description of the land and water rights. We are also prepared to devote a section of our report to any business opportunities associated with the property.

 

Additional Information

You may also want to know some basic information about renovations and or alterations, which we are happy to provide. In addition to the above you may decide that you require a survey carried out on the property by a surveyor or an electrician's report, which we are happy to arrange although this would have to be at an extra cost.
